Changing your booking

Booking date changes less than 7 days before the checkin date MAY not be accepted - depending on availability.

If you need to change your booking dates or number of people, you can send a request to us to change your booking.

We will need to accept the request for your booking changes to take effect.

If we decline your change request, your booking will not be changed.

If your change request is accepted, any additional payments or refunds will be processed and your booking details will be updated.

If we need to initiate the change, we will be in touch with you and you'll need to accept the change to the booking. If you don't accept, the booking will be cancelled and we will refund any monies paid.

Cancelling your booking

Please contact us to cancel your booking.

Receive a full refund up until 7 days prior to checkin.

Booking cancellations less than 7 days before checkin WILL NOT be accepted and your booking fee will not be refunded.

Long term bookings
  • Full refund up to 30 days before check-in
  • After that, the first 30 days of the stay are non-refundable

Refunds will be calculated based on this cancellation policy. If you're eligible for a refund, the money will be transferred back to the credit card you paid with. Allow a few days for the refund to be processed by your bank.

House rules

  • Please turn off the aircon/heater, and lock up when you go out.
  • Please do your dishes before you leave.
  • No outdoor fires.
  • No parties or events allowed.
  • No smoking or vaping allowed - except for outside.
  • No pets allowed - sorry but the fur & mud get out of control!
  • No unregistered guests allowed.
  • Indoor wood fire available only in cooler months and when wood is supplied. If you want more wood than what is supplied, please source it from the local service station, supermarket or Foster Garden and Gravel (on the highway).
  • Respect our neighbours and keep the noise down at night, especially after 10pm.
  • Please take care of your key. Lost keys incur a replacement fee of $20
  • Please take care of the furnishings and avoid rearranging the furniture.
  • Please check out on time (11am) so we have time to prepare for the next guests.

Information for parents

  • The glass on the fire place gets very hot when in use - please use the guard to protect little fingers from getting burnt. Please also be aware of the lighter and firelighting cubes kept next to the fireplace.
  • There are some sharp steak knives kept on a lower shelf with the other cutlery in the kitchen - please move to a higher place if you think this could be a problem.
  • In the second bedroom, disposable waterproof bed pads are provided in case of accidents. Please use if necessary, to help protect our mattresses and electric blankets.
  • It’s a good idea for kids to stay out of the bushes / native grasses at the front of the property - due to surrounding bushland, it’s not impossible that a snake may pass through. (We’ve never actually seen one, but just in case!) There are some quite spiky grasses out the front as well!
  • You will find a high chair in the laundry if you need, and lots of kids books and games in the cupboard.  Enjoy your stay!
