How the security deposit works
We collect a $300 security deposit at time of booking that is refunded automatically 7 days after your departure date.
We can make a security deposit claim for any damages (beyond general wear and tear) caused by you or your group as a result of your booking. Claims are not limited to the amount of the security deposit, if sufficient proof can be provided.
If we make a claim, this will be communicated to you via your supplied email address. This will include as much evidence as possible, such as before and after photos, and receipts to repair or replace the item or property.
If you agree to the claim, we'll charge you for the agreed amount, deducting that from the deposit you used to make the booking or via an invoice if greater than the deposit amount.
If you dispute the claim, we'll continue to communicate with you to come to a resolution. If the claim is disputed, you will be given 48 hours to provide a response. If a response is not received within 48 hours and we determine the charge is fair and reasonable, the amount will be deducted from your deposit or if greater, an invoice for the amount sent to you.
Changing your booking
Booking changes less than 7 days before the arrival date MAY not be accepted.
If you need to change your booking dates or number of people, you can send a request to us to change your booking.
We will need to accept the request for your booking changes to take effect.
If we decline your change request, your booking will not be changed.
If your change request is accepted, any additional payments or refunds will be processed and your booking details will be updated.
If we need to initiate the change, we will be in touch with you and you'll need to accept the change to the booking. If you don't accept, the booking will be cancelled and we will refund any monies paid.
Cancelling your booking
Please contact us to cancel your booking.
Receive a full refund (minus service fee) up until 1 week prior to check-in.
Booking cancellations less than 7 days before check-in WILL not be accepted and your booking fee will not be refunded (of course, the deposit will be refunded).
Refunds will be calculated based on this cancellation policy. If you're eligible for a refund, the money will be transferred back to the credit card you paid with. Allow a few days for the refund to be processed by your bank.
House rules
- No parties or events allowed.
- No smoking allowed - except for outside
- No pets allowed - sorry but the fur & mud get out of control!
- Children are welcome ๐
- Indoor wood fire available only in cooler months and when wood is supplied. Please do not source your own firewood
- No unregistered guests allowed
- Please respect our neighbours and keep the noise down at night, especially after 10pm
- Please turn off the aircon/header when you go out
- Please take extra care of your key. Lost keys incur a replacement fee of $20
- Please take care of the furnishings. You will have to pay for damages that exceed the security deposit
- Please donโt rearrange the furniture
- Please do your dishes
- Please check out on time, so we have time to clean for the next people
